Estimates, not advice

The tools and templates calculate results from the numbers you enter. They are estimates for planning, not financial, legal, tax or investment advice, and they leave things out that your project may need, listed on each tool's page. Check anything you rely on with your own advisers, lender and contractor.

No warranty

The site, the tools and the templates are provided as they are, free of charge, without any warranty. To the extent the law allows, we are not liable for any loss arising from using them, including decisions made on their results or the loss of data saved in your browser.

The templates

You may use, change and share the Excel templates for your own projects and with your team, clients and lenders. Please do not sell them or publish them as your own template.

Fair use

Do not try to disrupt the site, overload the early-access form, or use the site to break any law.
