The best real estate development management software in 2026
For a developer running one to three projects, our pick is ProformaKit, the free tool we make: a pro forma, construction budget and draw schedule that work as one project, with no account and an Excel template for each. Teams that need invoice approvals, lien waivers and a lender portal should look at Northspyre, Rabbet and Built, and feasibility-led work fits ARGUS Developer or EstateMaster.
Updated
Our pick for one to three projects: ProformaKit
Free, no account
- The pro forma sizes the construction loan with its interest, and the budget and draw schedule start from the same numbers.
- Every other tool on this list starts with a demo, a sales call, a sign-up or a trial that ends. This one opens in your browser.
- Each part also comes as an Excel template checked in Microsoft Excel, and your project downloads as a CSV, so nothing is locked in.
When another tool fits better
- Northspyre or Rabbet Development, if several people approve invoices or your lender wants a login
- Built, if your lender already uses it
- ARGUS Developer, if you produce formal development appraisals for others
- Procore for owners, if your general contractor already runs the job in Procore
We make ProformaKit. What it does not do is on this page too.

How we put this list together
We read each company's own website on 18 October 2026: its product pages, its pricing page where one exists, and how it asks you to start. Ratings and reviewer quotes come only from review pages we could open ourselves. None of the companies paid to be included, and none knows it is listed. We make ProformaKit: it comes first because it is our pick for one to three projects, and it gets the same treatment as the rest, down to what it does not do. Prices change, so check the vendor's page before you budget.
1. ProformaKit (this site)
Best for: Developers with one to three projects who want a pro forma, budget and draw schedule without a sales call.
A free pro forma with construction interest, a construction budget with committed, spent and forecast, and a construction loan draw schedule, connected as one project. Each part also downloads as an Excel template.
Price: Free. How you start: Open the page.
Where it is strong
- No account, no trial, no demo
- Excel templates with the same math, checked in Microsoft Excel
- Project data stays in your browser
What to watch
- One person and one browser: no sharing, approvals or lender portal
- No invoices, lien waivers, change order log or accounting integration
- Rental projects only: for-sale condos and lots are not modelled
2. Northspyre
Best for: Development teams running several projects who want deals, budgets, draws and vendors on one platform.
Northspyre's homepage headline is literally "Real Estate Development Management Software". It sells Northspyre Deal for financial modeling and pipeline, Northspyre Development for project and financial management, plus portfolio analytics and a mobile app. Its pricing page lists an anticipated cost report, draw requests, cash flow, vendor management and AI co-pilots for its inbox, insurance certificates and draws.
Price: Not published: Pro and Enterprise editions through sales. How you start: Book a demo, or a free Northspyre Deal sign-up.
Where it is strong
- Covers the lifecycle from acquisition to stabilization
- Integrations with Yardi Voyager, MRI, Sage Intacct, QuickBooks, AppFolio, Entrata and others
- Rated 4.6 from 30 reviews on Software Advice when we checked
What to watch
- No published prices for the Pro and Enterprise editions; the free sign-up is for Northspyre Deal ("Track your pipeline and investment performance. Free.", read 19 October 2026)
- A 2021 Software Advice reviewer: "Manual work is still required for many of the accounting features," adding that the team was working to improve it
- Two-way accounting integrations are marked "Available for purchase"

3. Rabbet Development
Best for: Developers with several projects in construction who want published, per-project pricing.
Rabbet describes Rabbet Development as real estate development management software for owners, developers and asset managers, and says plainly what it is not: it does not schedule trades or manage submittals, it "manages the money side of development projects". Budgets, contracts, invoices, draw packaging, lien waivers and cash flow projections are the core.
Price: $375, $595 or $840 per project per month, billed annually, with a $15,000 minimum annual contract. How you start: Book a demo.
Where it is strong
- Publishes its prices, which most platforms on this list do not
- Integrations with Bill.com, QuickBooks Online, Yardi Voyager, MRI, Nexus and AvidXchange
- Clear about its scope: the money, not the jobsite
What to watch
- The $15,000 annual minimum rules it out for a single small project
- No pro forma or feasibility model on its capabilities page
4. Built
Best for: Developers whose construction lender already uses Built, or who want to pay subcontractors through the platform.
Built sells to banks, private lenders, owners and developers, and general contractors. For owners and developers it covers budget management, capital requests, invoice management, lien waivers and payments. Its owner FAQ says one project budget can map to multiple draw schedules and draw packages export as PDF, Excel or zip.
Price: Not published (no pricing page when we checked). How you start: Book a demo.
Where it is strong
- Payments to subcontractors by ACH, which Built says has no fee and a two-day turnaround
- Free invoice and lien waiver generators on its site
- Lenders already on the platform, 340 or more by Built's own count
What to watch
- No published prices
- A Software Finder reviewer in 2024: "Support response times are frustratingly slow"
5. ARGUS Developer (Altus Group)
Best for: Appraisers, consultants and financiers who need formal development appraisals and reports.
Altus Group calls it commercial real estate development software for pro formas and development management: residual land value, scenario analysis, cash flow forecasting, project funding and over 60 reports. It runs over the ARGUS Cloud platform using Citrix.
Price: Not published: subscription plans through sales. How you start: Book a demo or talk to sales.
Where it is strong
- Built around the pro forma and residual land value
- Handles multi-stage projects with complex funding, in Altus's own words
What to watch
- Opinions from developers are mixed; see the ARGUS Developer alternatives page
- No published prices or free trial
6. ARGUS EstateMaster (Altus Group)
Best for: Developers who want feasibility modeling in a spreadsheet-style program, with a trial first.
Feasibility, budgeting and cash flow forecasting in three modules: Development Feasibility, Development Management and Corporate Consolidation. Altus says it has a spreadsheet user interface that works with Excel, and more than 20,000 property developers in more than 75 countries use it.
Price: Not published. How you start: 14-day free trial after a sign-up form.
Where it is strong
- A 14-day free trial of the full desktop modules
- Integrations with Xero, QuickBooks, MYOB and Salesforce
What to watch
- Desktop modules you download and install
- Prices only through sales
7. Procore for owners
Best for: Owners and developers whose general contractors already run the job in Procore.
Procore's owner products cover capital planning, project financials with budget against actuals, invoice management and project execution, with over 100 pre-built reports. Pricing is an upfront annual fee by product, based on the dollar value of construction across your projects, with unlimited collaborators.
Price: Annual fee based on your yearly construction volume. How you start: Request a demo.
Where it is strong
- Shared system with contractors already on Procore
- Unlimited collaborators on a project
- Rated 4.5 on Software Advice when we checked
What to watch
- Software Advice lists among its cons that pricing by construction volume "can be prohibitively high for smaller or mid-sized firms"
- Built for construction management more than development finance
8. Planyard
Best for: Small developer-builders who want job costing and cost control with prices on the website.
Construction accounting for small and medium construction teams, with real estate and property developers listed among its users: budgets, forecasting, purchase orders, accounts payable and subcontractor payment applications on higher tiers.
Price: €49 to €199 per project manager per month. How you start: 14-day free trial, no card.
Where it is strong
- Published prices and a trial without a credit card
- No limit on simultaneous projects; integrates with Xero, QuickBooks and MYOB
What to watch
- Sold as construction accounting, not development finance: no pro forma
Platform or spreadsheet?
The platforms above earn their price when several people touch the same project: approvals, a vendor portal, lien waivers collected in one place, a lender who can log in. One developer with one project gets less of that value. A spreadsheet that holds the pro forma, the budget with committed, spent and forecast, and the draw schedule, kept current every month, covers the numbers. The free construction budget template and draw schedule template are a starting point either way.

Questions
What is the best real estate development software for a small developer?
For one to three projects kept by one person, ProformaKit: its pro forma, construction budget and draw schedule are free, work from the same numbers and download as Excel. Move to a platform when you need invoice approvals, lien waivers and a lender portal. Of the development finance platforms here, Rabbet is the only one that publishes prices, and its $15,000 annual minimum is the number to weigh.
Is there free real estate development software?
Yes. ProformaKit's pro forma, construction budget and draw schedule are free with no account. Northspyre Deal has a free sign-up for pipeline and investment tracking. Built offers free invoice and lien waiver generators. ARGUS EstateMaster and Planyard have 14-day trials.
How much does real estate development management software cost?
Most vendors do not publish prices. Of those that do, Rabbet Development charges $375 to $840 per project per month billed annually with a $15,000 annual minimum, and Planyard charges €49 to €199 per project manager per month. Procore prices on your yearly construction volume.
Do I need development software or construction management software?
Development software tracks the money: pro forma, budget, contracts, invoices and draws. Construction management software runs the job: schedules, RFIs, submittals and field work. A developer who is also the general contractor may need both, or one platform that leans each way.
