Northspyre pricing

Northspyre does not publish its prices. Its pricing page lists two editions, Pro and Enterprise, both sold through a sales call, and marks two-way accounting integrations as an extra you buy. What you pay depends on your plan, your projects and the add-ons, and you find out after a demo.

What the pricing page does show

We read northspyre.com/pricing on 18 October 2026. It compares two editions, Pro and Enterprise, with a contact button in place of a price for each. Pro is described as "for firms that need to automate routine work and manage complex data across multiple stakeholders" and Enterprise as "for firms that need to meet strict compliance requirements with flexible, precise controls".

  • The features it names: an anticipated cost report, draw requests, a data inbox, cash flow, cost and vendor analytics, schedules, an API, and custom roles and permissions.
  • Add-ons: two-way accounting integrations are marked "Available for purchase".
  • A limit to ask about: unlimited projects carry a footnote. Once a project's spend cap is reached, you have 30 days to upgrade it before edit access is removed.

Software Advice lists Northspyre's pricing as available upon request. The exception is Northspyre Deal: the "Get Started for Free" buttons on Northspyre's pro forma page lead to a sign-up that reads "Track your pipeline and investment performance. Free." (read 19 October 2026).

What comparable tools publish

Most of the category quotes on request. These are the prices and first steps each company's own website showed on 18 October 2026.

Rabbet's published prices are the closest benchmark for a development finance platform. A developer with one project in construction pays at least the $15,000 annual minimum, whatever the per-project rate. That is useful context before a Northspyre demo, not a prediction of its quote.

Questions to ask in the demo

  • Is the price per project, per user, or based on spend, and what counts as an active project?
  • What is the spend cap on our plan, and what does upgrading a project cost?
  • Which accounting integration do we need, and what does it add?
  • Is there a setup or onboarding fee, and how long is the contract?
  • If we leave, can we export our budgets, contracts, invoices and draw history, and in what format?

If you only need the numbers

A platform earns its price when several people approve invoices, collect lien waivers and send draw packages to a lender. If what you need first is a pro forma, a budget against commitments and a draw schedule, start with ours while the quotes come in. The pro forma, the construction budget and the draw schedule are free here, online or in Excel, and the Excel files are yours to keep whichever way you go. For the other options, see Northspyre alternatives.

Questions

How much does Northspyre cost?

Northspyre does not publish its prices. Its pricing page lists two editions, Pro and Enterprise, each with a contact button instead of a figure, and Software Advice lists its pricing as available on request. You get a number after a demo.

Does Northspyre have a free trial or a free plan?

A free plan, for part of it. Northspyre's pro forma page has "Get Started for Free" buttons that lead to a Northspyre Deal sign-up reading "Track your pipeline and investment performance. Free." (read 19 October 2026). The Pro and Enterprise editions on its pricing page still say "Contact Us".

Are accounting integrations included in Northspyre's price?

Not necessarily. On Northspyre's pricing page, two-way accounting integrations are marked "Available for purchase". Ask which integration your accounting system needs and what it adds to the quote.

What happens when a Northspyre project reaches its spend cap?

The pricing page footnotes its unlimited projects: once the spend cap is reached, you have 30 days to upgrade the project before edit access is removed. Ask in the demo what the cap is for your plan.

Who are Northspyre's main competitors?

For development finance, Rabbet Development and Built; Procore for owners whose contractors already use it; and ARGUS Developer and ARGUS EstateMaster for feasibility work. Each is compared on our Northspyre alternatives page.

What is a cheaper alternative to Northspyre?

Rabbet Development publishes its prices, from $375 per project per month billed annually, with a $15,000 annual minimum. Planyard starts at €49 per project manager per month but is construction accounting rather than development finance. ProformaKit's pro forma, budget and draw schedule are free.
