Construction loan interest calculator
Work out the interest on a construction loan that is drawn as the building goes up. Interest is charged each month on the amount drawn so far, not on the full loan from day one. Enter the loan, the rate, the build and the months until payoff, and ProformaKit works out the interest month by month.

Why the example costs less than the rate times the loan
A $10,000,000 loan at 7.5% for 27 months would cost $1,687,500 if the whole loan were out from day one. It never is. Drawn on an S-curve over an 18-month build and paid off 9 months after completion, the average balance is $6,840,305, 68.4% of the loan, and the interest is $1,154,301 with interest added to the loan.
What changes the interest most
Each row changes one input from the example and leaves the rest alone.
| Change | Total interest | Average balance |
|---|---|---|
| As set above | $1,154,301 | 68.4% of the loan |
| Drawn evenly each month instead of on an S-curve | $1,157,837 | 68.6% of the loan |
| Interest paid each month instead of added to the loan | $1,093,750 | 64.8% of the loan |
| Paid off at completion (no lease-up) | $546,038 | 48.5% of the loan |
| 12 months after completion instead of 9 | $1,364,754 | 72.8% of the loan |
| Rate 2 points higher | $1,483,490 | 69.4% of the loan |
The months after completion matter more than they look. Paying the loan off at completion cuts the interest to $546,038, because by then the whole loan is out and every month of lease-up charges the full balance. In this example the 9 months after completion are 52.7% of all the interest.
Added to the loan or paid each month
With an interest reserve, interest is added to the balance and compounds: next month's interest is charged on this month's interest too. In the example that costs $60,551 more than paying interest each month, $1,154,301 against $1,093,750. Paying monthly is cheaper on paper but needs the cash every month, which is the reason reserves exist.
When you need more than the interest
This calculator starts from the loan amount. In a real deal the loan is sized as a share of total cost, total cost includes the interest, and equity usually goes in before the first draw, which pushes the draws later. The free development pro forma models all of that month by month, and the interest reserve guide shows how lenders size the reserve.
Questions developers ask
How is construction loan interest calculated?
Monthly, on the amount drawn so far, not on the full loan. Each month the lender charges the yearly rate divided by 12 on the outstanding balance. The balance grows as draws fund the work, so interest is small early in the build and largest after the last draw.
Do you pay interest on the whole construction loan?
No, only on what has been drawn. In the example above, the average balance over the term is 68.4% of the loan, which is why the interest comes to $1,154,301 rather than the $1,687,500 you get from rate times loan times term.
Is construction loan interest added to the loan?
Often, through an interest reserve: part of the loan is set aside to pay its own interest, so the borrower pays nothing in cash during construction. When interest is added to the loan it compounds, because next month's interest is charged on this month's interest too. Some loans require interest to be paid monthly instead.
What draw schedule should I use?
Use the contractor's schedule of values or the pro forma's cost curve if you have one. An S-curve, slow at the start, heaviest mid-build and slow at the end, is closer to how most construction spending runs than an even split. It barely moves the total: both put the average draw in the same month, so with interest paid monthly they cost the same, and with interest added to the loan the S-curve comes out $3,535 lower in the example. What it changes is when the interest falls: less in the first half of the build, more in the second.
How do you calculate construction loan interest for a month?
Divide the yearly rate by 12 and multiply by the balance drawn at the start of the month. At 7.5%, that is 0.625% a month, so a $5,000,000 balance costs $31,250 in interest that month.
Can a construction loan convert to a mortgage?
Some can: a construction-to-permanent loan turns into a long-term mortgage once the building is finished. Otherwise the construction loan is repaid from a sale or by a separate permanent loan. Either way, interest during construction is charged on the drawn balance, as calculated here.
What does the monthly payment on a construction loan look like?
During construction most loans are interest only. With interest paid each month, the monthly table above is the payment schedule: it starts near zero and rises with every draw. The principal is repaid from the sale or a permanent loan.
