About ProformaKit
ProformaKit is a free pro forma, construction budget and draw schedule for developers running one to three projects at a time. It runs in the browser with no account, and every part also downloads as an Excel template.
Why it is free
Development software is mostly sold through a sales call, and the one development finance platform we found with published prices has a $15,000 annual minimum. A small developer underwriting one deal needs the pro forma, the budget and the draw schedule to agree with each other, and not much more. That part costs little to run, so it is free. Team features, if we build them, will be for the people who ask for them on the early-access list.
How the numbers are checked
The calculations have automated tests, including hand-worked cases for construction interest and checks that the loan balance at the sale equals the loan amount, extreme inputs included. The Excel templates were recalculated in Microsoft Excel and compared with the online results. The worked examples on this site are generated from the same code, so the text and the tool cannot drift apart.

Projects are saved in your own browser and never uploaded. We see page visits through cookieless analytics, and the email address you give us if you join the early-access list. The privacy policy has the details.
