Northspyre alternatives

If Northspyre's price or size is why you are looking, our pick is ProformaKit, which we make: its pro forma, construction budget and draw schedule are free, with no demo or account, and cover the numbers for one to three projects. For Northspyre's team features, Rabbet Development and Built are the closest alternatives on development finance, Procore fits if your contractors already use it, and ARGUS Developer or EstateMaster cover feasibility work.

Updated

Our pick for one to three projects: ProformaKit

Free, no account

  • Free to use without a demo, where Northspyre prices its Pro and Enterprise editions through sales.
  • The pro forma sizes the construction loan with its interest, and the budget and draw schedule start from the same numbers. The budget tracks committed, spent and forecast on every line.
  • Your project downloads as a CSV and each part comes as an Excel template, so nothing is locked in if you move to Northspyre or Rabbet later.

When another tool fits better

  • Northspyre itself, or Rabbet Development with its published prices, if several people approve invoices and your lender or investors want reports from the platform
  • Built, if your lender already uses it
  • Procore for owners, if your contractors run the job in Procore
  • ARGUS Developer or EstateMaster, if you need residual land value or phased funding in the model

What Northspyre does

Northspyre's homepage headline is "Real Estate Development Management Software", and the product backs it up. Northspyre Deal covers financial modeling and the pipeline; Northspyre Development covers budgets, the anticipated cost report, invoices, draw requests, vendors and schedules; Portfolio Analytics and a mobile app sit on top. It connects to Yardi Voyager, MRI, Sage Intacct, QuickBooks, AppFolio, Entrata and others. On its draw management page it claims teams "prepare draw packages 75% faster". When we checked on 18 October 2026 it was rated 4.6 from 30 reviews on Software Advice.

Why people look elsewhere

Price you cannot see. The pricing page lists Pro and Enterprise editions with no figures, each behind "Contact Us". A free sign-up exists for Northspyre Deal ("Track your pipeline and investment performance. Free.", read 19 October 2026), but the editions that list draw requests and cost reports are priced through sales. For a developer with one project, that is a lot of process before seeing a number. What the pricing page does show is on the Northspyre pricing page.

Plan limits. The pricing page marks unlimited projects with a footnote: once a project's spend cap is reached, "you have 30 days to upgrade your project before edit access is removed." Two-way accounting integrations are listed as available for purchase.

Fit for some workflows. Reviewers on Software Advice wrote in 2021 that "manual work is still required for many of the accounting features", adding the team was working on it, and that with contracts mixed together "sometimes it is hard to figure out the true remaining balances for each contract." A 2023 SoftwareConnect review said job costing "did not seem developed enough to handle the needs of a more enterprise land developer." These reviews are three to five years old and the product has changed since, so test each point in a current demo.

ProformaKit

Our pick if you run one to three projects and keep the numbers yourself. A free pro forma with construction interest, a construction budget with committed, spent and forecast, and a draw schedule, connected as one project, with no account. It does a fraction of what Northspyre does: one person, no approvals, no integrations. For one to three projects that is often the part that matters, and it costs nothing to check.

Rabbet Development

The nearest match on the money side, and the only development finance platform here with prices on its website. Rabbet says it "manages the money side of development projects" and does not schedule trades or run submittals. The $15,000 annual minimum is what decides it for small developers.

Built

Strongest where Northspyre is lighter: paying subcontractors and working with lenders. Built pays subs by ACH, which it says has no fee and a two-day turnaround, exports draw packages as PDF, Excel or zip, and counts more than 340 lenders on the platform. If your lender already uses Built, start there.

Procore for owners

Worth it when your general contractor already runs the job in Procore and you want budgets against actuals in the same system. It is priced on your yearly construction volume rather than by user, which a Software Advice summary of reviews flags as costly for smaller firms.

ARGUS Developer and ARGUS EstateMaster

The alternatives if the reason you looked at Northspyre Deal was the pro forma and feasibility side. Altus describes EstateMaster as spreadsheet-like and flexible and ARGUS Developer as more rigid, suited to multi-stage projects with complex funding. More on both in ARGUS Developer alternatives.

Planyard

Construction accounting with published prices and a 14-day trial with no card, aimed at small and medium construction teams, real estate developers among them. A fit for a developer who is also the builder; it has no pro forma.

When Northspyre is still the right choice

A development team running several projects at once, with accounting in Yardi, MRI or Sage, several people approving invoices, and lenders and investors asking for reports, is who Northspyre is built for. If that is you, the demo is worth sitting through, and the questions above are the ones to ask in it.

Questions

How much does Northspyre cost?

Northspyre does not publish prices. Its pricing page shows two editions, Pro and Enterprise, without figures, and two-way accounting integrations are marked as available for purchase on top.

Is there a free version of Northspyre?

Partly. Northspyre's pro forma page offers a free sign-up for Northspyre Deal, which reads "Track your pipeline and investment performance. Free." (read 19 October 2026). The Pro and Enterprise editions, which list draw requests and cost reports, are priced through sales. ProformaKit's pro forma, construction budget and draw schedule are free with no account at all.

What is the cheapest Northspyre alternative?

ProformaKit's pro forma, budget and draw schedule are free. Among paid tools with published prices, Planyard starts at €49 per project manager per month, and Rabbet Development starts at $375 per project per month with a $15,000 annual minimum.

Which Northspyre alternative is closest in features?

Rabbet Development and Built cover the most of the same ground on the money side: budgets, invoices, draw packages, lien waivers and lender reporting. Neither replaces Northspyre Deal's pipeline and underwriting.
